Lucky's
A fast-casual seafood cafe from Fletcher Morgan and Juan Carlos Pantoja is planned for part of the former Pelagic Cantina and Fish Market corner space on Johnson Pier at Pillar Point Harbor. It plans to keep the tradition of cooking customers' own catch, including steamed crab. The opening is tentatively set for February 2027.
LUNA Mexican Kitchen
LUNA Mexican Kitchen, the farm-to-table Mexican restaurant from San Jose and Campbell, is opening its third location in the former Bumble and House on First space downtown. It follows more than two years of construction and was last expected in early September 2026.
Marufuku Ramen
Marufuku Ramen plans to open its Burlingame branch on October 11, 2026 at 11 a.m. The brand specializes in Hakata-style tonkotsu ramen, with chicken paitan ramen, rice bowls and Japanese appetizers. Confirm the opening schedule on the official website.

Pillar Point Grill and Harbor Bar
A grill and full bar is planned for the former Ketch Harbor Pub space on Johnson Pier at Pillar Point Harbor, from Brian Overfelt of Old Princeton Landing and Andrew Turner. It will serve seafood and locally sourced food at breakfast, lunch and dinner, with outdoor dining. The opening is tentatively set for February 2027.

Third location for this Marina district Italian spot, known for handmade pasta and Roman style pinsa, following an original San Francisco restaurant and a Larkspur location. Confirmed as coming to downtown San Mateo via the owner's own social media. Will be located on 3rd Avenue near San Mateo Prime.
